FAQ

Questions,
answered plainly.

Fees, timelines, scope and what you actually receive. If something is not here, ask us directly — we would rather answer it once than have you guess.

How much does an interior design project cost?

Design fees are normally quoted per square metre of designed area, or as a fixed fee per stage. The right number depends on the scope, the level of bespoke joinery and whether you want us on site through construction. After a first conversation and a look at the plan we send a scoped proposal with a fee range — before any commitment. Construction and furnishing budgets are separate and we help you set them realistically at concept stage.

How long does a project take?

For a typical apartment, design runs about three to four months from survey to issued construction drawings, and the build another four to eight months depending on scope and lead times. Houses and villas take longer. The single biggest variable is decision speed on your side, followed by lead times on stone, joinery and imported furniture.

Can you work on just one room?

Yes, though we will usually ask to look at the rooms either side of it. A single kitchen or bathroom is a sensible appointment; a single room that sits inside a plan which is not working is harder to do well, and we will say so.

Do you work outside Sofia?

Regularly — Plovdiv, Varna, Burgas and the mountain resorts, and elsewhere in the EU for the right project. Outside Sofia we agree a site-visit schedule and travel costs up front so supervision stays predictable.

Do you take on the construction as well?

We are a design studio, not a contractor, which keeps us free to act in your interest when quality is in question. We will shortlist and tender contractors for you, review their pricing, and supervise them through the build.

What exactly do I receive at the end of design?

A complete construction set: demolition and layout plans, electrical and lighting layouts, plumbing and ventilation coordination, ceiling plans, tiling set-outs, joinery drawings, and a full material and finish schedule with suppliers and prices. Plus visualisations of every principal room.

Can we use our own contractor or suppliers?

Of course. We will review them, draw to their capabilities, and tell you honestly if we think a particular trade is not up to a detail we have specified.

Do you provide the 3D visualisations yourselves?

Yes, in house, during design rather than afterwards. That matters: a render produced while decisions are still open is a tool for making them, not a picture to sell you something already fixed.

Will the drawings be in Bulgarian or English?

Either, or both. We routinely work with international clients and Bulgarian contractors on the same project and issue the set in whichever language each party needs.

What do you need from me to start?

A floor plan (a developer PDF is fine), a rough budget, your target move-in date, and half an hour on a call. We handle the measured survey ourselves.

Still unsure whether we fit?

Ask us. A short conversation costs nothing and settles it either way.
